1. Introduction
These General Terms and Conditions of Sale govern the relationship between Bentu Experience SRL, as the manager of the accommodation facilities, and the client (hereinafter referred to as "Guest") who makes a booking and stays at one of the managed properties.

3. Bookings
Bookings can be made via website, email, phone, or third-party platforms (e.g., Booking, Airbnb). Confirmation of the booking implies full acceptance of these terms and conditions.
4. Payment
Payment may be required in advance, either partially or in full, according to the terms specified at the time of booking. In case of direct payment at the property, a credit card guarantee or full payment upon check-in will be required.
5. Cancellation and No-show
Cancellation policies vary depending on the rate selected (flexible or non-refundable) and are communicated at the time of booking. Unless otherwise specified:
Free cancellation up to 7 days before arrival.
A 100% penalty will apply for late cancellations or no-shows.
6. Booking Modifications
Any modification request must be made in writing and will be accepted based on availability. Bentu Experience SRL reserves the right to apply any additional costs.
7. Check-in and Check-out
Check-in: from 3:00 PM
Check-out: by 10:00 AM
Any different requirements must be communicated in advance and may incur an additional charge.
8. Guest Obligations
The Guest undertakes to:
Provide valid identification documents upon arrival.
Comply with the property's rules and maintain silence during night hours.
Keep the accommodation and its furnishings in good condition.
Any damage will be charged to the Guest.
9. Security Deposit
A security deposit may be required at check-in in some properties. The amount will be refunded after the stay, subject to verification of the condition of the accommodation.
10. Liability
Bentu Experience SRL is not responsible for:
Loss, theft, or damage to personal belongings.
Service interruptions due to force majeure (e.g., blackout, natural events).
Failures attributable to OTAs or third parties.
11. Pets
Pets are allowed only if expressly stated in the property description and upon prior notification from the Guest.
12. Code of Conduct
Bentu Experience SRL reserves the right to remove, without refund, any Guest who behaves in a manner contrary to public decency, or who disrespects staff or other guests.
13. Personal Data Processing
The data provided by the Guest will be processed in compliance with GDPR. Further information is available in our Privacy Policy.
14. Applicable Law and Jurisdiction
These conditions are governed by Italian law. Any dispute will fall under the jurisdiction of the Court of Sassari, unless otherwise required by mandatory legal provisions.
